This development agreement would dedicate the right-of-way necessary on Lynn Court to construct the re-alignment of the intersection. These improvements would improve traffic flow on Noland Road, from 39th Street to the Interstate 70 interchange. |
| | | | | | | | Background:
The existing intersection of S Noland Road and Lynn Court is an offset intersection immediately north of the Interstate 70 and Noland Road interchange. This offset requires a split phase traffic flow, resulting in increased queue of traffic and traffic delays. The site on the southeast corner, formally the Chuckie Cheese, is being razed and a new restaurant installed. At this time, a dedication of right-of-way would allow for future re-alignment of the Noland Road and Lynn Court intersection, improving traffic flow for this intersection and the adjacent traffic signals along Noland Road (at 39th Street, at Interstate 70). Additional available fill from another construction project for the City would be used to help raise the existing commercial development site, addressing the lower elevation of the building necessary to move the building to the south. |

Fiscal Impact:
The fiscal impact to the City is $ 795,000.00. Expense for the Noland Road & Lynn Court Intersection Improvements will be paid from the Streets Sales Tax and covered through the appropriations of funds in the FY 2023 budget.
