This amendment extends the deadline for an applicant to record an approved final plat from six (6) months to one (1) year, following City Council approval. Final plats that are not recorded by this deadline become null and void.
The UDO has various recordation deadlines and/or effective dates for development items approved by City Council. These dates range from two (2) years to six (6) months and are in place to ensure follow-through on the part of the applicant but are also meant to allow time for the proper documents to be prepared and finally acted upon. In the case of final plats only after recordation is the plat in full force.
After review, staff believes that extending the deadline for an applicant to record a final plat from six (6) months to one (1) year will provide additional flexibility for applicants and has no negative impacts for the community.
This amendment would make the following change to section 14-702-04-I:
1. Changes the requirement to record final plats from six (6) months to one (1) year.
