The City created the Eastland Center TIF in 2000. The project consisted of redevelopment of approximately 212 acres for 600,000 square fee of Class A office space, 400,000 square feet of retail, restaurant, and hotels, design and construction of the Events Center and related infrastructure of the project.

The revenues for the TIF consisted of 100% of the increase in property tax revenues over the base valuation and 50% of the incremental increase in sales taxes. 

There are no outstanding debt or liabilities for Eastland Center. 

The balance in the Eastland Center TIF Project fund through January 2, 2023 is $12,665,790.76. The Developer has been reimbursed for all certified costs. The outstanding balance is owed to other taxing districts and will be redistributed to districts once terminated. 

Although the TIF will be cancelled and the City will no longer collect other taxing units increment, the City will continue to deposit the City's portion of those revenues into the Tax Increment Financing Supplemental Fund, pursuant to the Tax Increment Financing Supplemental Appropriations Policy, approved by the City Council on April 19, 2021.
